Short answer: In Abu Dhabi, SPC flooring installed runs about AED 55 to 90 per sqm for entry-level 4mm planks, AED 85 to 140 for the standard 5mm most homes choose, and AED 130 to 180 for premium 6mm planks. Herringbone patterns sit at AED 150 to 240. Those bands come from published 2026 UAE supplier guides, and the wear layer thickness is what moves you between them.

If you have asked three companies for an SPC flooring quote in Abu Dhabi and got three wildly different numbers, nothing is wrong with your arithmetic. The numbers differ because “SPC flooring” covers everything from a 4mm budget plank with a paper-thin wear layer to a 6mm commercial board that will outlast your tenancy. This guide breaks down what installers in the UAE actually charge, what each price band buys you, and where the money quietly goes.

How much does SPC flooring cost per sqm in Abu Dhabi?

urbanvinylflooring.ae publishes one of the clearest 2026 price breakdowns for the UAE, and it is worth quoting in full because it separates the tiers by spec, not just price. Entry-level SPC (4mm core, 0.3mm wear layer) runs AED 55 to 90 per sqm installed. Standard residential (5mm core, 0.5mm wear layer) runs AED 85 to 140. Premium residential (6mm core, 0.5 to 0.7mm wear layer) runs AED 130 to 180. Commercial-grade (6.5 to 8mm core, 0.7mm wear layer) runs AED 170 to 260, and herringbone pattern installs sit at AED 150 to 240 per sqm.

The takeaway from those numbers: most Abu Dhabi apartments and villas land in the AED 85 to 140 band. That is the 5mm plank with a 0.5mm wear layer, and it is the sweet spot where you stop paying for basic and start getting something that handles real family life. If a quote comes in under AED 55 per sqm installed, ask what the wear layer is. You will usually find it is 0.3mm or thinner.

Supply-only prices vs installed: read the fine print

Half the confusion in this market comes from people comparing supply-only prices with installed prices. chic-floors.com lists SPC at AED 40 to 70 per sqm for low-end, AED 70 to 120 for mid-range, and AED 120 to 200+ for premium. Those read as material prices before labour. The ukflooringsupplies.ae 2022 price list puts its Pro-Tek Editions SPC (SPC core, Uniclic locking, attached IXPE underlay) from AED 75 per m² plus VAT, again supply only.

fixitdubai.ae, quoting installed pricing, starts at AED 75 per sqm and goes past AED 130 for premium styles, and notes that wear layer thickness and installation complexity drive the movement. Even luxury-materials.com sells SPC in 2.2 m² packs with a per-square-meter price around AED 38, which is material only and entry-level.

So when you compare quotes, the first question is always: is this supply only or supply and install? An AED 60 supply-only quote and an AED 120 installed quote can describe the exact same floor. Our advice when customers ask us in our Capital Mall showroom: make every company quote the same way, installed with skirting and trims itemised, before you compare a single number.

What moves the price up or down?

Five things decide where your quote lands inside those bands.

1. Plank thickness. 4mm, 5mm and 6mm planks sit in different tiers. urbanvinylflooring.ae puts the jump at AED 15 to 30 per sqm per thickness tier. The jump from 4mm to 5mm is the one worth paying for, because the thicker core bridges minor subfloor unevenness and feels noticeably more solid underfoot.

2. Wear layer. This is the transparent top coat that takes the scratches. 0.3mm vs 0.5mm vs 0.7mm, and urbanvinylflooring.ae prices the step at AED 10 to 25 per sqm per tier, noting that a 0.7mm wear layer costs AED 25 to 40 more per sqm than a 0.3mm one but roughly doubles the usable life. A flooring writer on Medium who has installed in multiple Dubai homes puts it blunter: a wear layer under 0.3mm shows every mark, and he recommends 0.5mm for normal homes and 0.7mm for pets and high traffic. This is the cheapest place for a supplier to cut cost and the worst place for you to let them.

3. Click system. Most SPC uses click-lock, but the quality of the lock varies. The ukflooringsupplies.ae price list specifies Uniclic patented locking with an attached IXPE underlay at its AED 75 per m² tier. A good locking system keeps joints tight when your AC cycles between 18 and 26 degrees through the day. A weak one lets planks drift and gap.

4. Skirting and trims. Skirting boards, door thresholds and stair nosings are often left out of the headline per-sqm figure. On a villa with a long perimeter, skirting alone can add a four-figure sum. Ask for it itemised in the quote, not discovered on installation day.

5. Subfloor prep. urbanvinylflooring.ae adds AED 15 to 40 per sqm if self-levelling is needed, and AED 10 to 20 per sqm if old flooring has to come up first. Villa concrete slabs in Abu Dhabi often have dips that need levelling before SPC goes down. Get the subfloor checked on the site visit, not after the planks arrive.

Tier Core and wear layer Installed AED per sqm What you are really buying
Entry 4mm core, 0.3mm wear layer 55-90 Budget bedrooms, rentals you will leave in two years
Standard 5mm core, 0.5mm wear layer 85-140 Most UAE homes, villas with normal family traffic
Premium 6mm core, 0.5-0.7mm wear layer 130-180 High-traffic villas, homes with large dogs
The row that decides 0.3mm vs 0.5mm wear layer Only AED 10-25 per sqm apart Roughly double the years before scratches show (urbanvinylflooring.ae). This single row is where cheap quotes win and expensive floors lose.

Does the pattern you pick change the price?

Yes, and more than people expect. Herringbone SPC runs AED 150 to 240 per sqm installed according to urbanvinylflooring.ae, against AED 85 to 140 for standard straight-lay planks. urbanvinylflooring.ae attributes AED 20 to 40 per sqm of that to the pattern install alone, before you count the extra material wastage from cutting small blocks on the diagonal.

Herringbone looks fantastic in a majlis or an entrance hallway, and we install a fair amount of it, but budget roughly 25 percent more than straight planks for the same room. If you want the look without the full cost, some customers do straight planks through the villa and herringbone in one feature room. See our SPC herringbone flooring page for how that pattern is laid.

What does a typical villa floor actually cost, all in?

Per-sqm numbers are abstract until you multiply them by a real floor plan. urbanvinylflooring.ae gives sample 2026 project costs: a 65 sqm one-bedroom apartment runs AED 5,500 to 12,000; a 140 sqm three-bedroom runs AED 12,000 to 25,000; a 230 sqm four-bedroom villa runs AED 20,000 to 41,000; and a 370 sqm six-bedroom villa runs AED 32,000 to 67,000.

Notice the range roughly doubles from bottom to top in every size. That is not sloppy estimating, it is the spec doing its work. A 230 sqm villa at AED 20,000 is entry-level 4mm planks, minimal prep, straight lay. The same villa at AED 41,000 is premium 6mm boards, levelled subfloor, new skirting, maybe herringbone in the entrance. Same floor plan, different floor. When you get quotes, ask which spec sits behind the number.

Our take: the cheapest quote almost always means the thinnest wear layer. A 0.3mm wear layer in a lived-in villa starts showing scratches within a year, and you cannot sand or refinish SPC. Paying AED 15 to 25 more per sqm for a 0.5mm wear layer is the single best value upgrade in this whole market.

Khalifa City, Al Reem Island and Mohammed Bin Zayed City: what the quotes look like locally

Khalifa City villas are where we see subfloor prep come up most. The concrete slabs in some of the older villa compounds have dips and ridges, so quotes there should include a levelling allowance or you will hear about it on installation day. Most Khalifa City jobs land in the standard AED 85 to 140 band, with the 5mm plank doing the heavy lifting across big open-plan ground floors.

Al Reem Island apartments are the opposite: concrete subfloors in the towers are usually flat, access is straightforward, and the per-sqm number stays clean. Entry-level 4mm SPC shows up here more than anywhere else, often in rental units, and it is fine for that use. If you own the apartment and plan to stay, the standard tier is worth the step up.

Mohammed Bin Zayed City sits in the middle. Family villas, kids, often a dog, daily mopping. This is exactly the profile where the wear layer matters most, and where we steer people away from the cheapest quote even when the budget is tight. Is SPC flooring cheaper than tiles in Abu Dhabi?

Material for material, mid-range SPC and mid-range porcelain tiles sit in a similar band. SPC usually wins on installation because it clicks together over the existing subfloor in a day or two, while tiling means adhesive, grout, cutting and curing time. If you are keeping your existing tiles and laying SPC over them, the labour saving is real. Get both quoted installed, not just the material.

Why did one company quote me AED 60 and another AED 150 per sqm?

Almost certainly different specs quoted as if they were the same product. The AED 60 quote is likely a 4mm plank with a 0.3mm wear layer, possibly supply only. The AED 150 quote is likely a 6mm plank with a 0.5mm or 0.7mm wear layer, installed with skirting. Ask both for the core thickness and wear layer in writing and the gap will explain itself.

Does the price include skirting boards?

Sometimes. Many per-sqm quotes cover planks and installation only, and skirting, thresholds and stair nosings get added as extras. Always ask for these to be itemised. On a villa the skirting run is long enough to matter.

Can you install SPC over my existing tiles?

In most cases yes, as long as the tiles are sound, flat and well bonded. SPC’s rigid core tolerates minor unevenness better than flexible vinyl. Deep grout lines or cracked, hollow tiles need attention first. A site visit settles it in minutes, which is why we do them free.

How long does installation take for a 3-bedroom apartment?

A 130 to 150 sqm apartment usually takes two to three days for supply and install with a standard straight lay: one day for prep and most of the laying, the rest for skirting, trims and finishing. Herringbone adds a day. Furniture that needs moving adds time, so clear the rooms if you can.
