LVT Flooring - Wood-Look Finish
Why LVT is a go-to choice across the UAE
LVT (Luxury Vinyl Tile) flooring replicates natural wood and stone with high-definition printing and a textured surface, at a fraction of the cost and upkeep of the real material. It's a common choice for the UAE apartments and offices that want a natural look without the maintenance real wood or stone demands.
LVT sits between SPC and standard vinyl in terms of feel, it has a more cushioned, flexible core than SPC, giving a softer underfoot experience while still holding up to daily wear in busy households and commercial spaces.

LVT vs other popular flooring in the UAE
LVT is the comfort-first choice: softer, warmer, and quieter underfoot than rigid floors. Here is how it compares to the other floors we supply and install, so you can match the floor to the room.
| LVT flooring | SPC flooring | Laminate | Sheet vinyl | |
|---|---|---|---|---|
| Core | Flexible vinyl | Rigid stone-plastic composite | High-density fibreboard (wood) | Flexible vinyl sheet |
| Feel underfoot | Soft, warm, and quiet, the most comfortable of the four | Firm and solid, tile-like | Firm and wood-like | Soft but thin |
| Water resistance | Waterproof to highly water-resistant | Fully waterproof | Surface only, core swells if soaked | Water-resistant, seams are the weak point |
| Dent resistance | Good, but softer than SPC under heavy point loads | Very high | Good | Moderate |
| Noise | Naturally quiet, kind to downstairs neighbors | Needs underlay to stay quiet | Moderate with underlay | Quiet |
| Best for | Bedrooms, living rooms, anywhere comfort matters | Kitchens, bathrooms, busy family homes | Dry rooms where a wood look is wanted | Rental units and quick refreshes |
A combination we install often: LVT in the bedrooms for comfort, SPC flooring in the kitchen and living areas for toughness. Book a site visit and walk on both samples in your own home before deciding.
How to choose LVT flooring in the UAE
LVT is forgiving in daily life but demanding about what goes underneath it. Get these six things right and it will look great for years.
Wear layer decides lifespan
The transparent wear layer is what stands between daily life and the printed design. Thicker wear layers suit hallways, kids rooms, and anywhere with gritty sand coming in. Always ask for the wear layer thickness before comparing two quotes, because two similar-looking LVTS can be built very differently.
Subfloor smoothness is everything
LVT is flexible, which means it follows the subfloor faithfully, bumps and all. Old tile grout lines, ridges, and dips will telegraph through to the surface over time. Proper preparation, often a levelling compound, is not optional extras, it is the job. We assess this on every site visit.
Click vs glue-down
Click LVT floats like laminate and suits most homes. Glue-down LVT bonds directly to the subfloor, feels even more solid, and handles heavy commercial traffic, but it demands a perfectly prepared base. For a typical villa or apartment, click is the simpler and very reliable choice.
Thickness and comfort
Thicker LVT feels softer and more forgiving underfoot, which is exactly why people choose it for bedrooms. Stand on samples with and without shoes during the site visit. The difference between a thin and a well-built plank is something you feel in ten seconds.
Heat, sun, and acclimation
Vinyl expands with heat more than rigid floors do, so LVT needs proper expansion gaps and time to acclimatize in the room before fitting. Be cautious with rooms that turn into glass boxes in summer, like enclosed balconies with full sun. For those spots, ask us honestly whether LVT is the right call.
Planks, tiles, and texture
LVT comes as wood-look planks and stone-look tiles, with embossed textures that catch the light like the real thing. Stone-effect tiles work beautifully in bathrooms and kitchens. As always, judge samples in your own daylight, not just showroom lighting.

Living with LVT flooring in a UAE home
LVT asks very little of you. Because it is softer than rigid floors, the main thing to watch is point pressure, not water or stains.
Furniture pads are essential, not optional
LVT is softer than SPC, so heavy furniture legs can leave lasting dents if they sit unprotected. Felt pads under sofas, beds, and dining chairs solve it completely. For office chairs with wheels, add a chair mat, it also makes rolling smoother.
Cleaning is genuinely easy
Vacuum or sweep, then damp mop with a mild cleaner. LVT shrugs off most spills, including the cooking variety. Skip steam mops and abrasive pads, which can wear the surface over time. That is the whole routine.
Sand and grit still apply
Fine desert sand will micro-scratch any floor if it gets ground in, and LVT is no exception. Doormats at entrances and a regular sweep do the heavy lifting. Homes near beaches or open desert should be extra consistent about this.
Sunlight needs curtains, not worry
In normal rooms LVT is perfectly happy. Intense direct sun on the same patch day after day can fade the print and stress the vinyl with heat, so use blinds or curtains on west-facing glass. It is a small habit that protects the floor for years.
More LVT questions, answered honestly
LVT or SPC, which should I choose? +
Choose LVT when comfort, warmth, and quiet matter most, typically bedrooms and living rooms. Choose SPC when toughness matters most, typically kitchens, entrances, and busy family zones. Plenty of homes use both, and we will tell you honestly which rooms suit which during the site visit.
Can LVT be installed over existing tiles? +
Yes, but preparation matters more with LVT than with rigid floors. Because it is flexible, grout lines and uneven tiles can show through over time. A levelling compound over the tiles usually solves it. We inspect the existing floor on the visit and include any prep in the quote, no surprises later.
Is LVT suitable for bathrooms? +
Waterproof LVT handles bathroom humidity and splashes well, and stone-effect tiles look great there. Make sure edges are sealed with silicone where the floor meets the bath, shower, and WC. For family bathrooms that get properly soaked daily, rigid SPC is the safer recommendation.
Will an office chair damage LVT? +
Daily rolling in one spot will wear any resilient floor eventually. A simple chair mat spreads the load and prevents both wear and denting. It is a small purchase that protects a home office floor for its full life.
How long does LVT installation take? +
Click LVT itself goes down quickly, often a room per day. What takes time is subfloor preparation, which LVT needs more of than rigid floors. Glue-down takes longer still because of adhesive curing. After the site visit we give you a realistic schedule that includes the prep, not just the laying.
Is LVT good for homes with pets? +
Yes, with two caveats. The wear layer handles claws well, and the softer surface is kinder on older pets joints than tile. But keep claws trimmed and put a mat under water bowls, because standing water at seams is the one thing to avoid. For heavy dogs and constant roughhousing, SPC is the tougher pick.
