Laminate vs other popular flooring in the UAE
Laminate gives you a convincing wood look with excellent scratch resistance, at its best in dry living spaces. Here is the honest comparison against the alternatives, including where laminate is not the right choice.
| Laminate | SPC flooring | Engineered wood | LVT flooring | |
|---|---|---|---|---|
| Core | High-density wood fibreboard | Rigid stone-plastic composite | Plywood base with a real wood top layer | Flexible vinyl |
| Water resistance | Surface only, core swells if soaked | Fully waterproof | Better than laminate, still needs care | Waterproof to highly water-resistant |
| Scratch resistance | Very good, tough melamine overlay | Very high | Good, and can be refinished | Good, softer surface |
| Feel and look | Firm, convincing wood print | Firm and solid, tile-like | Real wood warmth and grain | Softer and warmer underfoot |
| Maintenance | Damp mop, wipe spills quickly | Damp mop, very forgiving | Careful cleaning, occasional refinishing | Damp mop, easy |
| Best for | Dry living rooms, bedrooms, majlis areas | Kitchens, bathrooms, busy wet-prone areas | Premium look in careful, dry homes | Bedrooms and comfort-first spaces |
The one-line summary: laminate for dry rooms where you want a wood look, SPC flooring anywhere water is a regular guest. Book a site visit and we will walk your rooms and tell you which fits where.
How to choose laminate flooring in the UAE
Laminate quality varies enormously. These are the checks that separate a floor that lasts from one that swells at the first spilled mop bucket.
Be honest about water exposure
Laminate's weakness is standing water: the wood core swells if soaked. Kitchens are manageable if you wipe spills promptly, but bathrooms and laundry areas are not laminate territory. If your household is chaotic with water, we will steer you to SPC instead, and we would rather do that than sell you the wrong floor.
Thickness and durability rating
Thicker boards feel more solid and handle daily traffic better, and laminate carries a standard durability rating worth asking about. Higher-rated boards suit hallways and living areas; basic grades are fine for low-traffic bedrooms. Match the board to the room, not the other way round.
Underlay for noise and comfort
Laminate is a floating floor and can sound hollow without proper underlay, something your downstairs neighbors will notice in an apartment. Good underlay quiets footfall, adds a touch of softness, and smooths minor subfloor imperfections. Do not let anyone skip it.
Expansion gaps are structural, not optional
The wood core expands and contracts with temperature and humidity shifts, including the daily AC cycle in UAE homes. Installers must leave expansion gaps around the perimeter, hidden under skirting. Floors laid wall-to-wall with no gap will eventually buckle, so this is worth checking while the work is in progress.
Judge the print in your own light
Modern laminate prints are remarkably convincing, with embossed grain you can feel, but quality varies. Take large samples home and view them in your daylight and evening lighting. Repetitive, obviously printed patterns give themselves away across a big room, so look at several boards together.
Know where laminate shines
Bedrooms, majlis seating areas, home offices, and formal living rooms are laminate's natural habitat: dry, comfortable, and seen at their best. For these rooms it is genuinely hard to beat on looks. Save the waterproof floors for the wet zones and let each material do what it does best.

Living with laminate in a UAE home
Laminate is easy to live with as long as you respect the one rule: keep it dry-ish.
Spills get wiped, not left
A spilled glass of water is a non-event if you wipe it up. The damage comes from water sitting for hours, seeping into joints and swelling the core. Keep a microfiber cloth handy in the kitchen and make it a household habit, especially with kids.
Damp mop only, never steam
A well-wrung mop with a mild cleaner is perfect. Steam mops force moisture into the joints and will ruin laminate over time, so keep them far away. Same goes for soaking the floor "to get it really clean", restraint cleans better here.
Sand, mats, and furniture pads
Desert sand micro-scratches every floor, so doormats and regular sweeping matter. Felt pads under furniture protect the tough but not invincible surface. These three simple habits do more for laminate's lifespan than any special product.
AC cycling is normal, flooding is not
UAE homes swing between cooled interiors and warm spells, and laminate handles that fine once properly installed with expansion gaps. What it cannot handle is a leaking AC drain tray or a washing machine overflow left unnoticed. Check under appliances occasionally, it takes a minute.
More laminate questions, answered honestly
Can laminate be used in kitchens? +
Yes, with discipline. Wipe up spills and splashes promptly and laminate performs fine in a kitchen. But if your kitchen sees heavy water use, kids, and constant mopping, be honest with yourself and choose waterproof SPC instead. We would rather talk you out of laminate than replace it later.
Can laminate go over existing tiles? +
Yes, if the tiles are solid, flat, and clean. Deep grout lines may need skimming so they do not telegraph through. Because laminate floats on underlay, minor imperfections are more forgiving than with glue-down floors. We confirm suitability during the site visit.
Can scratched laminate be repaired? +
Unlike real wood, laminate cannot be sanded and refinished. Light surface marks can sometimes be masked with repair kits, but deep damage means replacing the affected boards, which is doable since they click together. Prevention with pads and mats is genuinely the better strategy.
How long does laminate installation take? +
Laminate is one of the quicker floors to install since it floats together with click joints and needs no adhesive curing. Most rooms are done in a day; full apartments take a few days including skirting and trims. We give you a firm schedule after measuring.
Is laminate good for homes with pets? +
The scratch-resistant surface handles claws well, which is a genuine strength. The watch-outs are water bowls, wet paws, and accidents, all of which need prompt cleanup on laminate. For pets plus heavy water exposure, waterproof SPC removes the worry entirely.
Will laminate swell in UAE humidity? +
In air-conditioned interiors, no. Problems come from liquid water, not humid air: leaks, overflows, and soaking mops. Installed correctly with expansion gaps and kept away from standing water, laminate is perfectly stable in UAE homes year-round.

Common questions
Is laminate flooring as durable as real wood? +
Laminate is highly scratch and impact resistant, often outperforming natural wood in daily wear, though it doesn't offer the same resale value as solid wood.
Can laminate flooring handle the UAE's climate? +
Yes, quality laminate is designed to handle temperature and humidity changes without warping, though we recommend SPC or LVT for areas with high moisture exposure like bathrooms.
How long does laminate flooring last? +
With proper care, laminate flooring typically lasts 15-20 years.
Do you offer different wood tones and finishes? +
Yes, we carry a range of wood tones from light oak to dark walnut, samples are shown during your free site visit.
