Sheet vinyl vs other popular flooring in the UAE
Sheet vinyl is the quick-change artist of flooring: one continuous surface, fast to install, easy to live with. Here is how it compares to the alternatives we supply and install.
| Sheet vinyl | Vinyl planks (LVT) | Ceramic tiles | Laminate | |
|---|---|---|---|---|
| Format | One continuous sheet, minimal seams | Individual planks or tiles | Hard tiles with grout lines | Rigid planks or panels |
| Water resistance | Water-resistant, few seams to fail | Waterproof to highly water-resistant | Waterproof surface, grout needs care | Surface only, core swells if soaked |
| Durability | Moderate, can tear if gouged sharply | High | Very high, but cold and hard | Good scratch resistance |
| Installation speed | Fast, often a room in a day | Quick floating installation | Slow, messy, multi-day with grout curing | Quick floating installation |
| Repairs | Patches are visible, sections get replaced | Single planks can be replaced | Individual tiles replaceable | Single panels replaceable |
| Best for | Rental units, quick refreshes, utility rooms | Comfort-first living areas and bedrooms | Wet areas and outdoor spaces | Dry living rooms and bedrooms |
If you are refreshing a rental or want a whole floor done with minimum disruption, sheet vinyl is hard to beat. If the floor needs to survive kids, pets, and a decade of daily life, look at SPC flooring instead. Book a site visit and we will advise honestly for your situation.
How to choose vinyl flooring in the UAE
Sheet vinyl is simple, but a few choices at the start decide whether it looks smart or shabby a year later.
Sheet or planks, decide first
Sheet vinyl wins on speed and seamless coverage for single rooms and rentals. Vinyl planks (LVT) win on durability and repairability for homes you plan to keep. If you are torn, tell us how long you plan to stay, it usually settles the question.
Wear layer and thickness
Thicker vinyl with a proper wear layer resists scuffs and chair marks far better than the thinnest rolls. This is the main difference between vinyl that looks tired in a year and vinyl that holds up. Ask what you are getting, not just what it looks like.
The subfloor must be smooth
Sheet vinyl shows everything underneath: grit, ridges, old adhesive, even grout lines. The base needs to be clean, dry, and smooth, which sometimes means a skim coat first. Skipping prep is the number one reason sheet vinyl disappoints.
Plan the seams
Wide rooms may need more than one sheet width, which means a seam. Good installers place seams in low-visibility spots and weld or seal them properly. Ask where your seams will fall before the work starts, not after.
Pattern scale for the room
Small busy patterns can make a small bathroom feel buzzy, while large-scale stone or wood effects suit bigger rooms. Bring the shortlist home as large samples and view them in your own light. What looks subtle in a showroom can feel loud across a whole floor.
Wet rooms need sealed edges
Vinyl handles splashes well, but water creeping under the edge is what causes failures in bathrooms and kitchens. Edges should be sealed where the floor meets baths, showers, WCs, and exterior doors. Mention every wet zone when you request a quote.

Living with vinyl flooring in a UAE home
Vinyl is one of the easiest floors to live with. The two things it dislikes are sharp dragging and trapped grit.
Lift, do not drag
Sheet vinyl can tear or gouge if something sharp is dragged across it. When moving furniture, lift it or slide it on a blanket. Felt pads under chair and sofa legs are simple protection that also stops the slow scuffing of daily use.
Cleaning could not be simpler
Sweep or vacuum, then damp mop with a mild cleaner. Vinyl does not need polish or wax, and most spills wipe straight off. Avoid harsh solvents and abrasive scouring pads, which can dull the surface.
Watch the doormats
Doormats are still your best friend against desert sand, but choose breathable ones. Some rubber-backed mats can discolor vinyl if left in one spot for months in the heat. Shake mats out regularly and shift them occasionally.
Sun and heat, honestly
Normal indoor rooms are fine, but vinyl in front of full-height west-facing glass can fade and soften with relentless afternoon sun. Curtains or blinds during peak hours protect it. For sun-blasted enclosed balconies, ask us whether a tougher floor suits better.
More vinyl questions, answered honestly
Can vinyl flooring go over existing tiles? +
Yes, and it is one of the most common jobs we do. The tiles need to be solid and the grout lines usually get skimmed so they do not show through the vinyl over time. We check the floor on the site visit and include any preparation in the quote upfront.
How long does sheet vinyl last? +
It depends on the wear layer, the traffic, and how well the subfloor was prepared. In a normal home, quality vinyl stays smart for years; in a high-traffic rental it will show wear sooner. If longevity is the priority rather than a quick refresh, SPC flooring is the longer-lasting alternative.
Is vinyl good for kitchens? +
Very. Spills wipe up, it is comfortable to stand on while cooking, and dropped plates are less likely to smash than on tile. Just make sure edges are sealed properly and wipe up standing water rather than leaving it sitting.
What happens if sheet vinyl gets torn? +
Small damage can be patched, but honestly the patch is usually visible on close inspection. Larger damage means replacing that section of the sheet. This is the main reason we suggest vinyl planks (LVT) for homes with big dogs or heavy use, since individual planks can be swapped invisibly.
How fast is vinyl installation? +
It is one of the fastest floors we install. A standard room is often done in a day once preparation is complete. Whole apartments can move quickly too, which is why landlords and anyone on a tight moving schedule like it. We confirm timing after measuring.
Can vinyl be used in bathrooms? +
Yes, with properly sealed edges around the bath, shower, and WC so water cannot creep underneath. It is warmer and more forgiving than cold tile under bare feet. For bathrooms that get heavily soaked every day, though, rigid waterproof SPC is worth considering.

Common questions
Is vinyl flooring durable enough for daily use? +
Yes, quality vinyl flooring handles daily foot traffic well and typically lasts 10-15 years with proper care.
Can vinyl flooring be installed over existing flooring? +
In most cases yes, as long as the surface is flat and stable, we assess this during the free site visit.
Is vinyl flooring suitable for humid areas? +
Yes, vinyl is water-resistant and works well in kitchens and bathrooms.
What's the price difference between vinyl and SPC flooring? +
Standard vinyl is typically more affordable than SPC since it doesn't have the same rigid stone-composite core, we'll help you pick based on budget and needs.
